Terms and Conditions - Bromley House Clearance
These Terms and Conditions set out the basis on which Bromley House Clearance provides house clearance and related services. By requesting a quote, making a booking, or allowing work to begin, you agree to these terms. Please read them carefully before proceeding. They are designed to ensure clarity, fairness, and transparency for both the customer and the service provider.
1. Scope of Services
Bromley House Clearance provides domestic and commercial clearance services, including the removal of furniture, appliances, general household items, garden waste, and other agreed contents. The exact scope of the work will be confirmed during the quotation or booking stage. Any items or tasks not discussed in advance may not be included in the agreed price.
The service may involve partial or full property clearance, and in some cases may include sorting, lifting, loading, transport, and disposal. Customers are expected to provide accurate details about the items to be cleared so that the service can be carried out efficiently and safely.
2. Quotations and Estimates
All quotations are based on the information provided by the customer, including photographs, descriptions, access details, and the volume or type of items to be removed. If the actual conditions differ from the information supplied, the final price may change.
Estimates are not fixed unless explicitly confirmed in writing. The final charge may be adjusted if there are additional items, unusual access restrictions, extra labour requirements, or changes to the scope of work. We aim to be transparent and will explain any revision before proceeding wherever possible.
Price Factors
- Volume and weight of items
- Type of materials to be removed
- Accessibility of the property
- Number of floors or stairs involved
- Parking and loading conditions
- Time required to complete the clearance
Customers should review the quotation carefully and raise any concerns before the appointment date. Acceptance of a quotation confirms agreement to these terms.
3. Booking and Confirmation
Bookings are subject to availability and are only confirmed once the customer has provided the required details and accepted the quotation. In some cases, a deposit may be requested to secure a booking. If a deposit applies, its purpose and any conditions relating to refunds or deductions will be explained at the time of booking.
It is the customer’s responsibility to ensure that the appointment details are correct, including the date, time, property address, and scope of service. Any errors or omissions should be reported as soon as possible.
4. Customer Responsibilities
To allow the clearance to proceed smoothly, the customer must ensure the property is accessible on the agreed date and time. This includes providing entry arrangements, parking guidance where needed, and making sure any necessary permissions have been obtained.
The customer should also identify any items that must not be removed. If certain belongings are to remain in the property, they should be clearly separated or marked before the clearance begins. Bromley House Clearance cannot be held responsible for the removal of items that were not clearly identified or were left with other contents to be cleared.
Where applicable, the customer should disconnect utilities or arrange for qualified professionals to do so before the clearance. We do not undertake work that requires specialist certification unless specifically agreed in advance.
Preparing the Property
- Ensure pathways and entrances are clear
- Keep keys or access instructions ready
- Remove valuables, documents, and sentimental items beforehand
- Inform us of fragile items or hazards
- Provide accurate information about any restricted access
Failure to prepare the property properly may result in delays or additional charges.
5. Access, Parking, and Delays
The customer must ensure that reasonable access is available for our team and vehicles. If parking restrictions, locked gates, narrow stairways, lift restrictions, or other access issues are not disclosed in advance, the service may take longer than expected and additional charges may apply.
Delays caused by poor access, incorrect information, or waiting time outside our control may affect the final cost. If our team is unable to begin or complete the job because access has not been provided, a call-out fee or cancellation charge may still apply.
6. Items Excluded from Clearance
Some items may require specialist handling, additional authorisation, or separate arrangements. Unless otherwise agreed in writing, the following items are generally excluded:
- Hazardous waste
- Chemicals and solvents
- Asbestos-containing materials
- Medical waste
- Gas bottles
- Fuel, oils, and flammable liquids
- Biohazardous materials
If such items are discovered during the clearance, the work may be paused, adjusted, or refused for safety and compliance reasons. Any special handling required may incur additional fees or may need to be arranged separately.
7. Items of Value and Ownership
By instructing Bromley House Clearance to remove items, you confirm that you have the legal right to authorise their removal and disposal. It is your responsibility to ensure that no items of value, personal records, or sentimental possessions are left in the clearance area unless they are intended to be removed.
We recommend that customers carefully check the property before the clearance begins. Once items are removed from the premises, they may be sorted, donated, recycled, or disposed of in accordance with applicable procedures. Items taken for clearance are not normally recoverable, so extra care should be taken before the team starts work.
8. Waste Handling and Disposal
Bromley House Clearance aims to handle waste responsibly and in accordance with relevant legal and environmental obligations. Items may be reused, recycled, donated, or disposed of depending on their condition and suitability. We seek to reduce landfill use where possible by prioritising reuse and recycling.
The customer acknowledges that once goods have been collected for clearance, their final destination may be determined by the service provider. Some items may be separated for different waste streams to comply with environmental standards and disposal rules.
We reserve the right to refuse items that would place us in breach of disposal regulations or safety requirements.
9. Liability and Limitations
We take care when carrying out clearances, but some risk is inherent in the movement of large or heavy items. Customers should remove or protect delicate fixtures, fittings, or surfaces before the work starts. This is especially important in properties with narrow hallways, staircases, fragile flooring, or older internal features.
Bromley House Clearance will not be responsible for pre-existing damage, wear and tear, or damage caused by items that are unstable, poorly secured, or already defective. Where reasonable care is taken, liability will be limited to direct loss or damage caused by our negligence, and any claim must be supported by evidence.
We are not liable for indirect losses such as loss of profit, missed deadlines, or inconvenience resulting from delays, unless such liability cannot be excluded by law.
Customer Protection Measures
- Take photographs of any existing damage
- Remove fragile valuables before clearance
- Notify us of any structural concerns
- Keep children and pets away from work areas
Following these precautions helps protect both your property and the clearance team.
10. Health and Safety
Health and safety is a priority at every stage of the clearance process. Our staff may refuse to move items that are unsafe, excessively heavy without assistance, contaminated, unstable, or likely to cause injury. If conditions at the property present a risk, we may pause the work until the issue is resolved.
The customer must inform us of any known hazards, including broken glass, exposed wiring, pest infestations, damp, mould, structural weakness, or aggressive animals. Failure to disclose hazards may result in additional charges, delays, or cancellation of the service for safety reasons.
Safe working conditions are essential for completing the clearance efficiently and without incident.
11. Cancellation and Rescheduling
If you need to cancel or reschedule a booking, please provide as much notice as possible. Cancellation terms may depend on how much notice is given and whether a deposit has been paid. Late cancellations can cause lost time and may therefore incur a fee.
If our team has already been dispatched, arrived at the property, or begun work, cancellation charges may still apply. In cases where the job is cancelled due to inaccurate information, lack of access, or unsafe conditions, the customer may be responsible for the costs incurred up to that point.
Rescheduling is subject to availability. We will always aim to be flexible, but changes made at short notice may not be possible.
12. Payment Terms
Payment is generally due on completion of the service unless otherwise agreed in writing. If a deposit, part-payment, or advance payment is required, this will be stated at the time of booking. Accepted payment methods and any relevant timing requirements will also be confirmed in advance.
All prices are based on the agreed scope of work. If additional services are requested on the day, these may be charged separately. Customers are responsible for settling any outstanding balance promptly in accordance with the agreed terms.
Where payment is not received as agreed, Bromley House Clearance reserves the right to suspend further services, withhold completion, or pursue recovery of outstanding sums through appropriate means.
13. Complaints and Disputes
We aim to provide a professional and reliable service. If a customer is unhappy with any aspect of the clearance, they should raise the matter as soon as possible so it can be reviewed promptly. Clear communication helps us resolve issues fairly and efficiently.
Complaints should include relevant details such as the date of service, the issue identified, and any supporting information. We will assess each matter carefully and, where appropriate, may offer clarification, remedial action, or another reasonable resolution.
If a dispute cannot be resolved informally, both parties should seek to address the matter in a constructive and proportionate way before considering further action.
14. Right to Refuse or Withdraw Service
Bromley House Clearance reserves the right to refuse or withdraw service where the property conditions, item description, customer behaviour, or other circumstances make it unsafe, impractical, or unlawful to continue. This includes cases involving abuse, threats, concealed hazards, restricted access, or misleading information.
If a service is refused or stopped for reasons outside our control, any costs already incurred may still be payable. We will always act reasonably and explain our decision where possible.
15. Environmental and Legal Compliance
All clearance work is carried out with regard to relevant environmental obligations and waste handling requirements. Customers should not ask us to dispose of items unlawfully or in a manner that breaches regulations. We will not knowingly engage in any activity that violates local or national rules.
Compliance with legal standards is fundamental to the way the service operates. If a job includes materials requiring special treatment, the customer may need to provide additional information or approvals before the clearance can proceed.
16. Title, Risk, and Transfer of Responsibility
Once items are removed from the property, responsibility for them transfers according to the agreed scope of service and applicable law. The customer confirms that any items handed over for clearance are no longer required and may be processed accordingly. It is therefore important to check carefully before the work begins.
If the customer asks for specific items to be retained, this must be stated clearly in advance. Verbal instructions given after the clearance has started may not always be acted upon if items have already been loaded or separated.
17. Changes to These Terms
Bromley House Clearance may update these Terms and Conditions from time to time to reflect changes in business practice, operational requirements, or legal obligations. The version in force at the time of your booking will normally apply to that service.
Customers are encouraged to review the terms before each booking so they remain aware of any updates that may affect their service. Continued use of the service after changes have been communicated indicates acceptance of the revised terms.
18. General Provisions
If any part of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions will continue to apply. Failure by Bromley House Clearance to enforce any part of these terms on a particular occasion does not waive the right to enforce them later.
These terms are intended to provide a clear and practical framework for the provision of house clearance services. They support a professional approach, protect both parties, and help ensure every job is completed as smoothly as possible.
19. Acceptance of Terms
By requesting a quote, confirming a booking, or allowing the clearance to proceed, you acknowledge that you have read, understood, and agreed to these Terms and Conditions. If anything is unclear, it should be discussed before the service begins.
Clear communication, accurate information, and mutual cooperation help ensure the best possible outcome. Bromley House Clearance values a straightforward service experience built on trust, responsibility, and professional standards.
